How many times can hardwood floors be refinished?

Solid hardwood floors can typically be refinished 5–8 times over their lifetime, depending on plank thickness. A ¾” solid plank has substantial material above the tongue, enough for many refinishing cycles. Engineered hardwood can usually be refinished 1–3 times depending on the wear layer thickness. We’ll measure and advise during your free estimate.

Substantially, yes. Our drum sanders connect to high-efficiency vacuum systems that capture 99%+ of the dust at the source. Some fine dust is inevitable in corners and edges where orbital sanders are used, but we contain it with plastic sheeting and clean thoroughly. Occupied homes are completely manageable.

A standard sanding and refinishing job takes 2–3 days: one day for sanding, one day for stain (if applicable), and one or more coats of finish with dry time between. Water-based finishes dry faster, light foot traffic in 24 hours, furniture back in 48–72 hours. Oil-modified finishes need 48 hours before foot traffic and up to 7 days for full cure.

Most floors can be refinished rather than replaced, which is significantly less expensive and disruptive. If the boards are deeply cupped, severely water-damaged (subfloor involved), or too thin to sand again, replacement may be necessary.

Yes. Sheen matching is part of every refinishing project where blending matters. We’ll bring finish samples, test in-situ, and dial in the sheen before applying the full coat. We can also vary sheen room by room, many clients prefer matte in living areas and semi-gloss in kitchens.
